Meet Theodore Harmand, Owner & Chief Appraiser

Hello, I am Theodore “Ted” Harmand, the owner and chief appraiser of Theodore Harmand Appraisals. I have been appraising residential real estate in Santa Barbara County for over 20 years. Since 2001, I have appraised over 6,000 properties in the county, ranging from modest single family homes in Lompoc to multi-million dollar estates in Montecito. I focus exclusively on Santa Barbara County, which allows me to correctly evaluate and appraise the unique characteristics in both north and south county properties. That focus is important because there are not many areas that have the broad range of residential properties that this county has.

My Qualifications

As a State Certified Residential Appraiser (license level AR), I am licensed to appraise all types of residential properties for any purpose. This includes purchase, refinance, trust, taxes, estate planning, divorce, historical dates of value and partial interest valuations. I have extensive experience evaluating, consulting and appraising single-family, multi-family, condominiums, mobile homes, proposed construction, vacant land, luxury homes, historic homes, and more. I am FHA approved and have also served as an expert witness in State Superior Court and Bankruptcy Courts in California. My license number is 027168.

I focus on providing thorough research and analysis based on real-world situations, as well as understanding the beneficiary’s position and intended use of each report. This allows me to provide honest, reasonable and objective appraisals that meet your needs.
