Lenders
Most of our work is done on behalf of lenders. We work with lenders of all sizes, from small regional lenders like American Riviera Bank to large national lenders like Wells Fargo Home Mortgage. We’ve been in business for over 20 years so we’re fortunate enough to be on the panel of most of our lender clients. However, we also work with lenders through appraisal management companies (AMCs). Wether you’re working directly with us via your panel or sending work to us through your AMC vendors, our aim is to provide you with a fast, high-quality real estate appraisal — and to provide an exceptional borrower experience.
Because Santa Barbara is home to some of the most valuable residential real estate in the country, we often work with lenders on behalf of their high net worth and ultra high net worth clients. Homeowners
We routinely work with homeowners here in Santa Barbara County. When we do, it’s often the first time that particular homeowner has worked with an appraiser. So when we work with a homeowner we don’t just provide a fast, accurate appraisal — we make ourselves available to consult you before, during and after the appraisal is complete. This helps you understand how an appraiser arrives at an objective opinion of value, ensures we meet your unique needs, and often helps you guide your other counterparties (spouse, sibling, investment partner, etc) through the appraisal process smoothly.

Outside of lenders, attorneys represent one of our most common private clients. We work with attorneys on everything from simple date of death appraisals, to more complicated cases requiring an expert witness. Every appraisal we complete is thorough and includes a well supported opinion of value. However, given the increased scrutiny present in legal matters we often make ourselves available to your client to explain how we arrived at the opinion of value, as well as how the appraisal process works. Of course, we’re also available to you as a consultant and to participate in deposition, if you have a case that may be headed for trial.

Realtors & Brokers
Most realtors and brokers have their finger on the pulse of our market and can price listings competitively from the start. However, sometimes you have a unique listing where an appraisal may help you price it effectively — and prevent it from sitting with little activity. We also provide property measurement services, to help you ensure your MLS listings are correct.

We often provide real estate appraisal services to accountants. These are typically date of death appraisals, or appraisals required for other estate planning purposes. However, we’ve worked with accountants on a variety of different situations.

Investors & Developers
We routinely work with both investors and developers. Typically, we’ll work on a project as a consultant or provide a more transactional service, like a rental analysis, on a specific project. We’ll also provide appraisals to help in difficult negotiations, which often happens with unique properties, properties with unpermitted additions, and other relatively uncommon situations.
