ANSI-Compliant Measurement
Get Accurate Property Measurements with Our ANSI-Compliant Services
Whether you’re selling a home, buying a property, or listing a house as a real estate professional, you need to know the exact square footage. The problem is that property data is often inaccurate, there are regulations around what can be counted towards square footage, and not everyone knows how to correctly measure a property. That’s why we provide precise, ANSI-compliant property measurement services to homeowners, realtors, and investors throughout Santa Barbara, Montecito, Goleta, Carpinteria, and surrounding areas.
Why Square Footage Accuracy Is Critical
Square footage is one of the biggest factors influencing a home’s value, marketability, and appeal. If the reported size of a home is incorrect, it can cause major issues for both buyers and sellers.
Here are some of the common issues we see with inaccurate square footage:
Misrepresented Living Areas: Homes in neighborhoods like San Roque and Mission Canyon often have converted garages, basement spaces, or additions that may or may not count toward gross living area (GLA). Misreporting these can lead to pricing errors or legal disputes.
MLS Listing Discrepancies: Many homes in The Riviera and Hope Ranch have been measured incorrectly in past sales, leading to confusion among buyers and agents when new listings show different square footage figures.
Uncounted Spaces in Luxury and Coastal Homes: Properties in Montecito, Summerland, and the Mesa often feature guest houses, accessory dwelling units (ADUs), and multi-level layouts that need expert evaluation to ensure they are properly represented in real estate listings.
By using our property measurement services, you can be confident that every square foot is accounted for correctly.
What Are ANSI Standards?
The American National Standards Institute (ANSI) developed the ANSI Z765-2021 measurement standard to bring uniformity and accuracy to square footage calculations. Many lenders, real estate professionals, and appraisers now require ANSI-compliant measurements, especially for single-family homes.
Key ANSI guidelines include:
Ceiling Height Rules: Areas where the ceiling is lower than seven feet (except under beams or ducts) do not count toward GLA. This is important for homes with sloped ceilings, such as those in Eucalyptus Hill or Mission Ridge.
Finished vs. Unfinished Spaces: Only fully finished, heated, and directly accessible areas count toward square footage. This means that unpermitted rooms and detached studios, common in Goleta and Carpinteria, need to be clearly documented but cannot be included in GLA.
Standardized Measurement Techniques: ANSI ensures that all homes are measured consistently, so buyers and sellers have a clear, comparable understanding of property sizes.
Fannie Mae has required ANSI-compliant appraisals for single-family homes since April 2022, making standardized property measurements more important than ever.

Why Santa Barbara Homeowners and Realtors Trust Us
Having worked in Santa Barbara County’s diverse real estate market for years, we understand the unique challenges of measuring properties across different neighborhoods.
Coastal and Luxury Homes: Custom-built homes in Montecito and the Mesa often have guesthouses, additions, and unique layouts that require expert measurement to determine what should be included in square footage calculations.
Historic and Architectural Homes: Santa Barbara’s Spanish Colonial and Mid-Century Modern homes, particularly in San Roque and the Riviera, often feature vaulted ceilings, mezzanines, or unpermitted expansions that must be properly assessed.
Condos and Townhomes: Measuring attached homes and condos in downtown Santa Barbara, Goleta, and Isla Vista can be tricky due to shared walls and HOA regulations, making a professional measurement essential.
Rural and Estate Properties: Large properties in the Santa Ynez Valley, Ballard, and Los Olivos often include barns, detached studios, and guest homes, which require expert evaluation to determine their market impact.
